There have been significant North American investments and interests in Italian football clubs ( Serie A and Serie B, as well as teams in the lower divisions), driven by anticipated growth in television rights, revenue enhancements through modernization of old stadiums, Italy’s recent European Cup championship, the Tokyo Olympics, and the 2026 World Cup to be hosted throughout North America. We are pleased to share Patrigest’s recent experience in a development project in Italy.

Patrigest advised CPI Tor Di Valle in the purchase of a mixed-use development site from Eurnova for the potential construction of a new football stadium and supporting training, retail, hospitality, and office park areas. This is a specialised ground-breaking project for Rome and Italy, which has not been approved yet and still a design concept. 

CPI Tor Di Valle acquired an area of approximately 260,000 m2 (2.8 million ft2), located in an area that is southwest of Rome, the capital of Italy. This area was previously occupied by a hippodrome and slated for redevelopment for years. The project, which would feature the football team AS Roma (part of the Houston, TX based The Friedkin Group), uses state of the art design criteria for maximizing customer experience, renewable energy, and revenue revenue enhancement. Patrigest was the natural choice to advise CPI Tor Di Valle as it had previously advised the property’s former owner, Eurnova, on its initial development planning for obtaining the concession rights for the new stadium. 

Per recent studies by the football association FIGC and the accounting firm PwC, 160 new stadiums were built in Europe from 2009-2019 for a total investment of €20.3 billion. That report projects an additional €2.5 billion investment for the redevelopment of Italian sport facilities over the next decade. In Italy, nearly all the stadiums are public property, have an average age of 63 years, offer little covered seating, and do not use the latest renewable energy construction practices. This represents a new sector open to private acquisition and investment, particularly to North American investors. 

Patrigest supported CPI Tor Di Valle in its purchase of the concession rights and performed the valuation in accordance with International Valuation Standards and the Royal Institution of Chartered Surveyors valuation standards.
